Cozy 43 sqm apartment with terrace, suitable for disabled people and perfect for 2 guests, located on the 2nd floor of "Gabbiano" condominium. The property is located in a very quiet area, facing the pine forest with direct access to the beach, and has free (NOT guaranteed) parking spaces (also for disabled people) and a shared garden with barbecue. The apartment features a living area with a kitchenette, a bedroom, a bathroom and a terrace.

The inside is organized as follows:
- LIVING AREA with kitchenette (gas hob, electric oven, microwave, refrigerator, moka, washing machine, kettle, wine glasses and kitchenware), dining table, sofa, TV and access to the terrace;
- BEDROOM with double bed, wardrobe and access to the terrace;
- BATHROOM EQUIPPED FOR THE DISABLED with shower, hairdryer, sink and toilet.
- TERRACE with outdoor furniture;
- SHARED GARDEN with barbecue and chairs (it is possible to leave your bikes in an area of the garden).

FURTHER SERVICES AVAILABLE TO GUESTS: two ceiling fans (one in the living area and one in the bedroom), iron and ironing board, drying rack, insect screens and soundproof windows.

Pets allowed on request upon payment of 40 euros per stay for thorough cleaning.

PLEASE NOTE: The apartment is equipped to accommodate disabled guests. There are no steps inside the accommodation; there is a stairlift and an access ramp to the entrance door; in the bathroom there is a wheelchair accessible shower with chair, a lower sink and a toilet with grab rails.
Please, pay attention to the width of the entrance of the ELEVATOR: 72 cm.

The structure has free parking spaces, also for disabled guests.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 - 6/10/2022).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings

The apartment is located in "Lido di Spina", the southernmost of the seven "Lidi Ferraresi", and can boast one of the longest beaches on the Riviera, with fine beige sand. The Lido owes its name to the flourishing ancient pine forest in which it is immersed, right in front of the accommodation, which guarantees silence and tranquility. In the immediate vicinity of the property, it is possible to find all the main services, including bars, restaurants, a supermarket and a pharmacy.
For those who love nature, it is worth mentioning that the property is not far from the Delta del Po Regional Park, where you can carry out explorations both on foot and by bicycle, to discover the faunal beauties of the area.
For art and culture lovers, it is possible to visit the historic centreof Comacchio, which is considered the "little Venice" for its choreographic intertwining of canals, and the ancient Pomposa Abbey (in Codigoro), founded between the 6th and 7th centuries and known for its architectural beauty.
